Combinations

The application for combining parcels is available in the Assessing Department (or can be downloaded from the link above). There is no fee required.  All taxes must be paid and all parties who have a legal interest in the property must sign off on the combination application.

Splits

We are unable to process lot split applications between December 1st and April 15th due to system requirements and system downtime.

To split a parcel of property in Waterford Township, you must file a lot split application at the Assessing Department. Along with the lot split application the applicant shall provide 4 copies of a survey and legal description of the requested splits prepared by a registered land surveyor or professional engineer to scale (not less than 1 foot equals 100 feet), drawings shall show all existing structures on the parcel which are within 50 feet of the boundary lines of the parcel to be split.  The survey needs to show a before and after the lot split complete with new descriptions and the description of the portion being split.

All taxes must be paid and all parties who have a legal interest in the property must sign off on the lot split application. 


Approval of Splits

The split needs to be reviewed and approved by 3 departments:

A denial of a land division request may be appealed to the Township Board in accordance with Section 15-007. In considering such appeals, the Township Board shall incorporate into its decision all applicable conditions established under the Zoning Ordinance.
