Purpose of Planning
Planning was established to coordinate growth, provide for the reasonable and rational use of land, and guide development and redevelopment to maintain and strengthen the public health, safety, and general welfare within Waterford Township. Every parcel of property within the Township is regulated by the allowances and restrictions placed upon the zoning district in which a parcel is located.

Authority & Governance

The authority for a Township’s planning and zoning functions are granted through 2 state laws, the Township Planning Act (PDF) and the Township Zoning Act (PDF).

The Township’s planning and zoning responsibilities are governed by the Township Board, Planning Commission, Zoning Board of Appeals, and implemented for these bodies by the Planning staff hired by the Township Board.

Duties & Responsibilities

The Planning Staff is responsible for reviewing and analyzing rezoning requests, subdivision plats, site plans, and variance requests, as well as assisting in the implementation of the Township’s Master Plan. The Planning staff also administers the preparation of documents and record-keeping for the Planning Commission (which also acts as the Township Wetland Board), the Zoning Board of Appeals (ZBA), the Economic Development Corporation (EDC), and the Building Authority (when active).
